While we require a builder deposit in the beginning of the loan process, we do give it back to you at the end in full.
Our Terms and Conditions
When it comes to our terms and conditions, we feel that they are very fair and beneficial to the builder. The hoops you have to jump through are very minimal compared to other lending companies.
We do want to know that you have at least three years of building experience before we offer a construction spec loan plan.
This provides us the security we need to know that the loan is going towards a reliable builder. Additionally, you must have built at least 5 homes in the past so we know that you have had successful projects.
Proof that you’re a full-time builder and that you have all the necessary licenses to build are also required. Once your credentials check out, we’ll then want to make sure that you have an acceptable personal and professional credit history.
Once we’ve established that your credentials check out, we’ll want to focus on the property that you’re seeking funding for.
To start, you must be the owner of the property that you’re looking at. If you haven’t purchased the property you want to build on yet, we’d be happy to talk with you about loan options once you have!
We will also look at the type of property you have before we move forward. There are only certain kinds of properties that we’ll provide a loan for, so we’ll need to take a look at your property and discuss the options.
The properties we approve include…
- Single detached family homes
- On rare occasions, condos. Call us for more information about this option!
We’ll also take a look at how your history lines up with the new project you’re taking on. It should be around the same size and require a similar amount of work as your previous projects. We’re looking for consistency, as we don’t want the projects we fund to be too large for the builder.
A property in a rural area with large acreage may be considered under more restrictive terms than a traditional spec home. Also, if the roads aren’t finished or they’re only partially improved, we’ll need to talk about the restrictions that come with it.
Our Rates and Terms
Once you’ve completed your project 90% of the way, we’ll refund your builder deposit in full. Remember that these deposits do not gain interest.
Once the property has been completed, we’ll have a state-approved appraiser determine the value. Also, once you’ve finished building you can send an invoice over to us and we’ll take care of the cost of materials. Any labor you had to hire will be paid for as well under your loan.
If there is more than one owner, we’ll need to have any owner who owns more than 10% of the property sign the necessary documents as well.
